required additional documents to investment projects

To start different procedures in Bulgarian municipal services related to the creation of investment projects for construction, it is necessary to provide a comprehensive set of additional documents. Besides an application form, filled in the municipality office, you need to also provide:

 

a. Issuance of a design visa:
1. Current cadastre agency (AGKK, SGKK) scheme
2. Proof of ownership – a copy (e.g. Notary act)
3. Combined sketch – original (for municipalities with introduced regulation and cadastral plans)
4. Motivated proposal for visa
5. In case of existing buildings on the property – documents for their legality (e.g. project documentation, building permit, license ticket, certificate of commissioning – after 2001, etc.).
6. Notarized consent of owners when in co-ownership

 

b. Approval of investment project:
1. The above documents
2. Design visa approved by utility companies (Water, Electricity, Gas, Water Heating) in renovation project OR preliminary contracts with utility companies in a new project
4. Project documentation

c. Approval of draft amendments during construction:
1. Above documents
2. Building permit
3. Protocol for opening the construction site
4. A copy of the approved project with marked changes in red
5. New drawings of the parts changed and opinions of the designers whose parts do not change
6. notarized declaration under Art. 154 ZUT

 

e. Validation of project for recovery of construction documents:
1. Documents from part .a above
2. Building Permit License ticket, certificate of commissioning – after 2001 or other relevant documents
3. Note from the archives of the municipality (Sofia: NAG) for lack of construction documents
4. Project documentation: architectural survey, construction survey, geodetic survey, other project parts

 

f. Validation of executives
1.Documents from part .a above
2. Building permit
3. Construction acts 2 and 3 – copies
4. A copy of the approved project with marked changes in red, certified according to Art. 175, ZUT

 

h. Approving a project on internal renovation/reconstruction
1. Proof of ownership
2. Building Permit License ticket, certificate of commissioning – after 2001 or other relevant documents
3. A copy of the approved architectural design and project parts, affected by the renovation/reconstruction
4. Approved design part architecture – a copy showing the changes in red
5. New projects in all parts affected by the renovation/reconstruction
6. Contracts with utility companies, if necessary

 

For approval of a project for change of purpose/use:
1. Proof of ownership
2. Building Permit License ticket, certificate of commissioning – after 2001 or other relevant documents
3. A copy of approved architectural design and project parts affected by the changes
4. Approved design part architecture – a copy showing the changes in red
5. New design parts and all parts that are affected by the changes
6. Statements by utility companies, if necessary
7. Statement by RIOSV (Regional Inspectorate of Environment and Water), if necessary
